Scandi Cabins Victoria
Architecturally designed timber cabins for home offices, guest stays and secondary dwellings. We deliver across Melbourne and Victoria with structural kit, lock-up and turnkey options. Typical projects range from around $80k–$120k for serious buyers seeking a high-quality backyard space.
Why Us
A smarter way to add space without the disruption of a full extension.
Double-glazed windows, Scandinavian proportions and carefully placed glazing make each cabin feel calm, bright and generous.
We help homeowners across Melbourne and Victoria choose cabins suited to local conditions, access constraints and permit pathways.
Start with a structural kit, choose lock-up for a faster on-site build, or go turnkey for a completed space ready to use.
Use Cases
Choose the use-case that best matches your goals and budget. We'll help you narrow the most suitable cabins for that purpose.
Quiet, premium workspaces that separate work from home life. Best suited to compact cabins and smaller backyard sites.
10–20 m²Flexible extra room close to the main house for growing families needing privacy without moving home.
20–30 m²Self-contained secondary dwelling options designed for Victorian backyards, with models suited to the secondary dwelling pathway where eligible.
43–60 m²High-quality accommodation spaces with natural light, strong street appeal and long-term versatility.
30–50 m²Secondary Dwellings
For eligible sites and cabins up to 60m² gross floor area, many Victorian secondary dwellings can proceed without a planning permit. Building permits, siting rules and overlays still need checking.
For eligible secondary dwelling projects, cabins up to 60m² gross floor area may qualify for planning-permit relief in most residential and rural zones.
Depending on your zoning and overlays, many Victorian sites qualify. We help identify this early.
All secondary dwellings must meet Australian building regulations regardless of size. A registered building surveyor must sign off.
Your deck or verandah doesn't contribute to the 60m² floor area calculation.
Tell us your suburb and goals — we'll flag whether the secondary dwelling pathway is likely to apply and recommend suitable models.
A maximum height of 5m applies to remain permit-free in overlay areas. Check with your local council.
Based on Victorian Amendment VC253 to the Victoria Planning Provisions. Requirements vary by local council overlay. Always confirm eligibility with your council or building surveyor before committing.

Common Questions
Victoria has a fast-track approval process for secondary dwellings that may allow construction without full council approval. Requirements vary by location — we can advise on what applies to your site during consultation.
Smaller studio cabins typically reach lock-up stage in 3–5 days on a prepared foundation. Larger one-bedroom cabins take 7–10 days. Additional time is required for internal fit-out depending on your chosen delivery pathway.
We service Melbourne metro, the Mornington Peninsula, and many regional Victorian locations. Delivery feasibility depends on access, distance, and project scope. Tell us your suburb and we'll confirm early.
Turnkey includes project coordination, engineering documentation, production, delivery, full installation, and internal finishes. It excludes site preparation, council fees, demolition, connection of services to mains, and any landscaping.
In most cases, yes — a building permit is required for a habitable structure in Victoria. However, the process is well-established and our team will guide you through it. Some smaller structures may qualify for exemptions under the Building Regulations 2018. We'll assess your site and advise on exactly what's required before you commit.
Yes. Our most popular granny-flat and secondary dwelling models are the Greenfjord (48m²), Mistica (45m²), Norsken (50m² + mezzanine loft) and Visteca (60m² two-bedroom). All sit within Victoria's 60m² secondary dwelling threshold where eligible. We help identify the right model for your site, suburb and intended use early in the process.
